Plans to increase housing numbers on Rhosrobin development
The number of new homes being built on a site in Rhosrobin could be increased to more than 200.
Developer Castle Green Homes is carrying out a pre-application consultation over proposals to ‘replan and substitute’ the number of new homes being built on former grassland between Pandy and Rhosrobin
Work on the Llys y Coed development has been underway for over year with a number of the homes completed and occupied by residents.
Planning permission to build 189 was granted on appeal by the Welsh Government in 2019, with detailed plans approved in 2021.
Castle Green Homes are now consulting on changes to initial planning permission for the latter stages of the development.
According to the consultation this would substitute 43no 3 and 4-bedroom properties with 63no. 2,3 and 4 bedroom properties – including an additional 5 affordable homes.
This would increase the number of homes to be delivered across the Site from 189 to 209 homes.
According to the developers the “proposed amendments are sought in response to changing market conditions since the granting of the original planning permission and increased consumer demand for smaller, more affordable homes.”
It adds that it is responding to customer feedback for a ‘smaller and more affordable housing mix’.
In a statement on the website, Castle Green Homes said: “The homes will comprise a range of 2-storey two-to-four-bedroom properties and include a variety of terraced, semi-detached and detached properties and incorporating a range of measures including double glazing, energy efficient heating systems, insulated flooring and a high standard of roof and wall insultation.
“Other elements of the scheme including vehicular access, equipped play and areas of on-site public open space will be delivered in accordance with the approved scheme with the application not seeking any further amendments to the approved scheme.
“The proposed homes will be in keeping with the character of the surrounding area including the earlier phases of the Llys y Coed scheme, offering a well-considered and attractive place to live for future residents and make a significant contribution to meeting the identified housing needs of Wrexham.”
The additional houses would not impact the existing road arrangement and public open space plans.
