Housebuilder buys Dean Road land for £5m to enable 74 house development

Housebuilder Bellway has said they have completed on the purchase of eight acres of land for a “high quality new build residential development”.

The land deal has previously been stated as worth in excess of £5m, with the purchase from Wrexham University.

The developer said it would help “to meet increasing demand for more new homes in the area”, the development will be known as Holt Vale and is situated on Holt Road just over one mile outside of the town centre.

Formerly owned by Wrexham University, planning consent has already been granted for the development which will comprise an attractive mix of 74 one, two, three and four bedroom homes, including 18 affordable properties for discounted market sale. They note, “It is surrounded by open green space and the retention of playing fields for walking and recreation”.

Approval for the scheme was initially rejected by Wrexham Council’s planning committee amid widespread community opposition. Landowners Wrexham University caused anger when it installed a fence to prevent public access in the immediate wake of the local authority’s decision

The university later successfully appealed as it said it needed to sell the land to a developer to fund improvements to its main campus on Mold Road.

Outline permission to develop a field off Dean Road in Rhosnesni was granted on appeal by a planning inspector in June 2021

The developer now says, “Located within an established residential area with a semi-rural feel that benefits from existing infrastructure and strong transport links, the development is accessible and sustainable and supports the delivery of much needed new homes in Wrexham.

“Part of Bellway’s award-winning Artisan Collection, properties at Holt Vale will be individually designed and benefit from a superb internal and external specification with many luxurious features to provide a flexible and modern living space for discerning purchasers.

“With a range of different house types to choose from, including detached and semi-detached properties, each with a private garden and one or two allocated car parking spaces, Holt Vale is certain to appeal to a wide variety of homebuyers.

Sales director at Bellway North West, Jenny Bell, added: “Building on the popularity of our previous developments in the area, we are delighted to have confirmed plans to bring more new homes to Wrexham and are looking forward to getting started on site in the next few months.

In today’s media release “Bellway has confirmed that it will make a number of financial and legacy contributions that will benefit the local community: the open playing fields will be secured for perpetuity under a unilateral undertaking and there is also an educational contribution of approximately £213,000 towards the provision, extension and improvement of primary education facilities at Borras Park County School or to contribute towards the cost of a new primary school”.

Previous land sales recently comprised a 7-acre plot close to Plas Coch Retail Park with consent for 90 homes, sold to Edwards Homes for £3million; and an 12-acre site at Gatewen Road in the village of New Broughton, sold to Bellway for £6million with outline planning permission for 112 homes.

Construction at Holt Vale is expected to take around four years with the first homes released for sale next year.
