Application To Convert Disused Wrexham Building To Three Homes

A property in Wrexham could be converted into three residential properties if planning proposals are given the go ahead.

In an application submitted to Wrexham Council, it is proposed that a vacant property on Church Street, Rhosllanerchrugog, is converted into three homes.

Currently the property has a total of five bedrooms, however if proposals are passed the building will be converted into three, two bedroom homes.

Within the application’s Design and Access Statement it notes: “The development hopes to bring an empty house back into use, by changing a un-suitable five bedroom house to three number 2 bedroom houses. It is believed that this is how the property was in the past before it was converted to a five bedroom property.”

The Design and Access Statement goes on to provide further information on the appearance of the building, stating that no new development will take place on the properties – however new double glazing windows, insulation and modern central heating systems will be installed.

As well as this, work will also be done to the land at the rear of the property, which is currently overgrown.

Access to the property will be via a shared front yard, which is protected from traffic by a boundary wall. As well as the front access there will also be individual routes to the three individual properties just off Wern Road.

A total of six parking spaces will also be provided for the new homes; as well as individual fenced gardens.

The application goes onto say: “This development will enhance the nature of the area by bringing an empty, unsustainable property back into use again. It will bring the property back to how it is believed to have been constructed and designed.

Safety around the site will be increased after the development is completed. What’s currently an area of wasteland will be in daily use and over looked by three properties and the people associated to these properties.”

The application is expected to go before a Planning Committee at a later date.
